Real Estate Asset Management:

Colonial Commercial provides Value-Add Asset Management services tailored to the individual needs of our diverse group of clients. We say “Value-Add” because our primary goal is adding value to your property from day one.

A typical Asset Management assignment will first begin by listening intently to the clients goals and objectives for the property and determining the most efficient and cost-effective path to meeting those goals. That may range from re-positioning an underperforming or distressed property for an expeditious sale, performing value-add entitlement to prepare a property for vertical development, re-zoning a property for a higher and better use, or in the case of a bank REO project, helping the lender answer the question of “What do we really have and how can we make the most of it?”. “What are our options?”.

After gaining an understanding of the client’s goals and objectives, we then engage a discovery period, where we research all aspects of the asset including utilities, existing entitlement, zoning, property condition assessment, regulatory approvals, ECRs, existing leases, concurrency, traffic conditions, title and any existing studies completed on the property. Next we perform a market study to gain an understanding of the trade area and the major components that may effect the success of the property; such as demographics, competing properties, growth plans and growth patterns. During this period we may meet with local officials to discuss the property, ideas they may have and the history of the property. We then prepare a project plan for the property and implement that plan. Often times implementing the plan may involve outsourcing specialty services such as brokerage, land planning, or engineering consultants and may involve components of the Development Consulting services that we provide. If any of these additional services are required, we provide oversight and remain the client’s primary point of contact.

Distressed Asset Solutions:

If you are faced with an under performing commercial asset, looming debt maturity or cash flow shortages, it’s time to get creative and look for ways to add value and improve your cash flow. Asset Receivership:

Hiring a receiver saves the lender time and money in allowing them to focus on their area of
expertise. As a Court-Appointed Third Party Receiver, our primary goals are to secure the asset, accounts, insurance and other records; establish management and accounting procedures; protect the physical attributes of the asset; preserve the existing income stream; establish direct and amicable contact with the existing tenants; market available space for lease, and create a strategic project plan for the asset. In short, we will protect, stabilize and improve the value of the property at the courts’ direction, while preparing it for sale, foreclosure or transfer to a new owner.
